Experienced Housing Team
We are the dedicated housing team for Kahungunu Kāinga, with expertise in designing, building, and procuring homes. Our passion lies in providing affordable housing to our whānau Māori and sharing our knowledge with all. Led by an innovative boss, we focus on long-term sustainability and community well-being.
In June 2022, Ngāti Kahungunu Iwi leaders were preparing to enter into a Housing Investment partnership with the Whai Kāinga Whai Oranga Crown agencies, Te Tūāpapa Kura Kāinga - The Ministry of Housing and Urban Development, and Te Puni Kōkiri - The Ministry of Māori Development. At the time, $45.3 million was being granted to Ngāti Kahungunu Iwi to achieve their housing aspirations to build warm, healthy and affordable homes for whānau who need them most.
Whai Kāinga Whai Oranga is a four-year, $730 million commitment to speed up the delivery of Māori-led housing and is jointly administered between Ministry for Housing and urban Development and Te Puni Kōkiri. Ngāti Kahungunu Iwi is one of four Iwi housing prototypes which is a partnership between the Crown and the National Iwi Chairs Forum. The Kahungunu Prototype will work with whānau and partners to facilitate plans to build up to 86 new homes (made up of Papakāinga and Affordable housing rentals) across the Kahungunu rohe.
Whai Kāinga Whai Oranga.
Our Tīma.
We are dedicated to housing and committed to meeting the needs of our community. Our team recognises the importance of providing secure, appropriate living environments for everyone. Our goal is to create a positive impact by working toward a future where all individuals have access to quality housing that meets their unique circumstances.
Guided by the principle of manaakitanga — showing care, respect, and generosity — we strive to ensure our work reflects compassion and responsibility. By upholding these values, we aim to build not only homes, but stronger, more connected communities.
With strong local connections and expertise across planning, construction, and procurement, we work alongside whānau, councils, and government to deliver housing solutions that reflect both cultural values and practical needs. To date, we have supported over 135 whānau into accommodation, and we continue to innovate to meet the growing demand for affordable, sustainable housing.
Looking ahead, our vision is to expand opportunities for housing, papakāinga and community-led housing, ensuring future generations have secure places to call home.

Our Services.
Our current focus is on providing affordable rental homes for Ngāti Kahungunu members. All rental income is reinvested directly back into our housing programme, ensuring that each project helps fund the next build.
In addition to rentals, we are able to design and construct new homes at affordable rates. This service will soon be available to whānau and iwi.

The “Ugly Duckling” prototype showcases our commitment to affordable, innovative housing solutions. Designed as a transportable dwelling, the project was aimed to be completed within six weeks, with a build cost under $300,000.
By using alternative materials such as SIP panels, uPVC cladding, and uPVC windows, the home achieves high insulation performance, durability, and low maintenance. Energy efficiency is further enhanced with the inclusion of a hot water heat pump, ensuring comfort while keeping running costs down.
This prototype demonstrates how smart design and innovation can deliver quality housing that is both cost‑effective and sustainable.
